Crack Filling
FlexMaster top quality crack sealant is the crack filler for the new millennium.
This polymer modified crack
filler that we use gives outstanding flexibility and
adhesion for sealing cracks in
your parking lot. We're trying to seal out water so
it does not erode the base,
freeze, thaw and break up the asphalt.
There are different types of asphalt
cracks ... some more treatable than others
... some more serious than others
... and all should be addressed.
Alligator: The worst ... go out and look at
the area ... if it looks like the
back of an alligator, it
can be temporarily patched, but it is best to cut it out
and replace the area with new
asphalt. The alligator areas are the result of
unattended cracks.
Chances are that if you have any of these in your lot
you are in danger of other
alligator areas forming.
The sooner any cracks are filled
with crack sealer, the sooner you
will stop water from penetrating
down and below your asphalt and you
will slow the damaging effects that
freezing and thawing will do to your
parking lot. Replacing
a parking lot is a huge expense. Appr. $3.00sf
i.e. a lot 100' x 100' =
10,000sf x $3.00 is $30,000
If the existing pavement has
not deteriorated too far, it can be overlaid
with fresh asphalt, but that
still is an expensive proposition.
